Board Meeting Schedule
In 2025 the BTHA Board of Directors will continue its practice of holding most Board meetings on the first Monday of the month at 7:30 p.m. The exceptions to the foregoing are the months of January and September when the BTHA Board will meet on the second Monday of the month on account of the New Year’s, Fourth of July, and Labor Day holiday weekends. Those dates are January 13, July 14, and September 8. BTHA Board meetings will continue to be via Zoom until further notice.

COME ONE, COME ALL
ANNUAL HOA PICNIC AND POTLUCK RETURNS SEPT. 13
Come meet your neighbors, bring a potluck dish to share, enjoy the food and fun at the annual Balboa Terrace Picnic. Pizza (courtesy of Little Original Joe’s West Portal), beverages, paper goods and utensils will be provided. But it’s strictly BYOB – Bring Your Own Blanket!
Can you volunteer from 10-11:30 a.m.? We need a minimum of 24 volunteers to make this event happen. Contact Honoria Sarmento, honorias@balboaterrace.org, if you can help. Tasks include:
Flyer distribution
Set up and clean up
Pizza servers
Greeters
Game monitors
Goodie bag assembly
There will be bouncy houses*, games, face painting, kids’ goodie bags, a firetruck visit and live music by our neighbor Sam Cadelinia.

Board member Michael Schlemmer is inviting 32 HOA members to attend the All San Francisco Symphony Concert on Thursday, Sept. 11, 2025 at 7:30 p.m. as his guests. This special evening brings together non-profit and community organizations throughout the city for a night of music. The All San Francisco Symphony Concert was inaugurated more than 40 years ago to celebrate the start of the new San Francisco Symphony season. The concert will feature conductor Jaap van Zweden.
Please register below if you would like to attend this fun event with neighbors. Program details and tickets will be shared in late August with those who qualify for the tickets. Please limit two free tickets per household!
CC&Rs/Bylaws Revisions
The Balboa Terrace Homes Association must update its Governing documents. An association-wide vote to approve the revised Governing Documents will be scheduled in January 2026.
Why Must BTHA Adopt Revised Governing Documents?
Our governing documents have remained largely unchanged since their inception in 1920, making them outdated and noncompliant with both state and federal laws. Additionally, these original documents did not anticipate the major shifts in state and local zoning laws that now threaten to fundamentally alter the character of Balboa Terrace. To ensure our community remains a historic single-family home enclave, it is essential to modernize our governing framework to protect against unwanted development pressures. Finally, California has adopted a robust set of laws regulating HOAs, primarily found in the Davis-Stirling Act. We need to update our governing documents to be compliant with that law and others that apply to HOAs.
