Attention All Homeowners


Your Association's Board of Directors has proposed the adoption of a dues Delinquency Policy. We have done so because 43 homeowners have failed to pay their dues owed to the Association totaling more than $15,725. Several homeowners are now more than 2 years in arrears on their dues payments. 

Your Board is trying to improve our homes' values. To do so, we need to constantly fix problems and that costs money. Currently, we are working on repairing and sealing the alleys, repairing the north easement entry off Junipero Serra Blvd., repairing easement sidewalks, working with the City to landscape the median between Junipero Serra Blvd. and our development, replanting the south easement planter boxes, and other projects. 

Completion of these projects and others is dependent on all homeowners paying their dues on time. Because of financial constraints, it is likely we will have to phase in completion of these and other projects. 

Neither you nor the HOA will be responsible for any expenses resulting from the collection of delinquent dues. Expenses, collection costs and past due interest, will be solely borne by the delinquent homeowner. It is in their interest to immediately make their payments. 

Homeowners who are unable to make timely payment are, under the proposal, afforded the opportunity to privately work out a payment schedule so as to ease any financial burdens they may be under. 

The revised Delinquency Policy takes into consideration all comments submitted to the Board in response to the first draft that was mailed out on August 28 and is being sent to you in accordance with the provisions of the California Civil Code providing homeowners with 28 days to review and comment on the proposed policy. 

We urge all homeowners to review the revised draft Policy which will be voted on at the November 4, 2019 meeting. For those of you who are currently delinquent, we ask you to make immediate payment or contact the Board to address your particular problem.
